Student housing & apartments
Socius is committed to realizing affordable and pleasant housing for young people and special target groups. For example, for many years we have been making living space available for youngsters formerly in social care. Thereby we are working together with the municipalities of Utrecht and Amsterdam to accommodate young status holders. Some of our locations are exclusively for students. This is the case for TWA (in Amsterdam) and Nano (in Wageningen).
Focus on a community: for residents, by residents
Socius’ properties are characterised by the residents’ endeavours. Every Socius location has a dynamic management team. The management team is responsible for the management of the location. The management team handles anything that is required for a whole, comfortable, safe, clean and habitable living environment. All other daily management tasks are handling maintenance requests and the coordination of social initiatives. Managers are trained and guided by Socius, and rewarded with adequate compensation.
In addition to the management team there will also always be a group of residents who are willing to actively apply themselves to create a community. This collaboration between residents is meant to improve overall cohesion and to create a pleasant living environment.
Questions about the registration

No, unfortunately we do not take this into account. All our registered candidates have an equal chance of being considered for the available properties. We do not work with waiting lists.
You will receive your login details by e-mail with the confirmation of your registration. With the login details you can adjust your profile and/or housing preferences at the top right of our website.
If you have forgotten your password, you can request it by clicking on ‘wachtwoord vergeten‘ in the login screen. You will then receive your password at your registered email address.
You will automatically receive the available housing that match your search profile by e-mail. Via this email you will be forwarded to the house on the website and you can respond to this house
The majority of the homes are published on the website, under the heading ‘Aanbod‘. The only exception are the homes of De Aardbei. These homes are offered via WoningNet website. It is also possible that a house is immediately labeled as in option. Then the house is first offered to an internal candidate (someone who already rents from us).
Accommodation becomes available when a tenant moves out. This means that we do not have several rooms or apartments in store that we can rent out at will. Additionally, we cannot guarantee anyone accommodation: for most of our locations, current residents choose the new resident through a selection event.
When you log in to your personal file, you can end your registration by clicking the ‘uitschrijven‘ button.
You are registered and you have received a housing offer by e-mail. What now?
You have a maximum of 48 hours (working days) to respond to an available house. You can respond to the relevant house via the email you have received from us and participate in the selection.
No, you can only respond once per home. The system checks and signals every reaction. Duplicate comments do not give you an extra chance.
Yes, you can respond indefinitely to any property you receive by email. Please note: you must be able to meet the rental conditions (for example: income standard, age category and any additional conditions) for this property. If you do not meet the rental conditions for the property to which you have responded, we will unfortunately not be able to process your registration.
Only the homes that are actually available are shown on the ‘Aanbod’ page.
When your response has been received, our system will send you a confirmation to the registered e-mail address.
Attendance at an information evening is mandatory: are you not present? Then you are unfortunately not eligible for the house. We cannot make exceptions to this. Someone else can not visit the info or selection event in your place either.
If you are unable to attend, please unsubscribe from this selection event (hospiteeravond). This can be done via the website or via the contact person for this evening. Please note: you will receive a penalty note at your name if you do not unsubscribe from this selection event. A penalty note reduces your chances of succesfully applying for a next selection event.
Requirements living space
Socius houses ‘young people’: all our locations are directed at providing accommodation for people between the ages of, roughly, 18 and 30. Some locations do not have age restrictions. These are De Saffier, De Veltroos and De Nieuwe Eyk. We always advise people looking for accommodation to do their research and evaluate whether the atmosphere and character suits their needs and wishes. Having doubts? In most cases we do not require residents to follow a university program to live at our locations.
There are two exceptions. The first exception is TWA has rental agreements called ‘campus contracts’, which means that you can only live there if you’re enrolled at a university (‘wo/universiteit’), university of applied sciences (‘hbo/hogeschool’) or are enrolled in vocational education (‘mbo/beroepsonderwijs’). The second exception is Nano. To become a resident at Nano, you will need to be enrolled in a program at the Wageningen University & Research.

Any refugees or former refugees that we provide housing to are registered through the local municipalities. There are no additional priority arrangements. We would like to encourage everyone to follow our general registration procedure, this is described per location on the pages under ‘Aanmeldprocedure’. You can find all locations on this page.
Socius is not a healthcare provider. That is why we work together with an external party. This is Youké for locations where vulnerable young people live.
Socius does not offer accessible accommodation at this time.
None of our locations are suitable for children. Because of the temporary nature of our locations our accommodations do not fit the needs of (small) families.
Socius works with income limits. There is an income limit for independent homes and we work according to ‘passend toewijzen‘.
Are you under 23 years old? Then pay extra attention to whether you are eligible for housing benefit. The maximum rental amount for which you can apply for housing benefit is lower for people under 23.
Living together is permitted in some cases. In all cases the following applies: you need permission from Socius.
Your situation:
- If you live in a room: we look at the size of the room, the size of your living area and the impact on the common areas.
- If you live in an appartement or a studio: we look at the size of your residence. You can only live together in a studio or apartment larger than 30 m2. Please note that income requirements apply and that in most cases you must register with WoningNet.
